General information:
Specialists ST Development developed the concept of cottage town "Krymsky Bereg", located 5 km from Sevastopol (Autonomous Republic of Crimea, Sevastopol district).
The general plan of “Lagoon” settlement envisages construction of 88 cottages of area from 160 to 220 sq.m at fenced-protected territory of 13 hectares. Land lots of 900 – 1300 sq.m are located in such a manner to provide a maximum convenient access to housing developments.
Land lots are offered with obligatory construction contact; the most of the houses in the settlement are commissioned under preliminary finish. The future owners are offered 10 different projects of cottages depending on area and location with possibility to create individual designing solutions (within a house).
Construction material for cottages:
Base: strip footing, and pile partially;
Walls: brick, part "coquina";
Roof: metal tile;
Windows: double-glazing unit PHC;
Façade finish: plaster, facing brick etc.

Central communication system provides continuous vital activity of "Krymsky Bereg" settlement. Autonomous heating and hot water supply system is installed in each cottage.

Single architectural and art concept of the settlement has been carefully thought over with consideration of surrounding landscape peculiarities and potential users’ wishes. The houses in "Krymsky Bereg" settlement will be built in the Western European style.
Landscaping works, paving, lighting, planting, improving of green walking zone, sports and children playgrounds will be carried out at the territory as well as several ponds will be improved.
Social infrastructure:
Developed infrastructure will be organized in the settlement including mini-market, administrative and control building, maintenance service and security, first-aid post, guest parking etc.
Security:
Professional security service provides 24 hours guarding of the fenced territory. By request, the security service specialists may create multi-level security system with introduction of modern surveillance and signaling means. Check-point regime is organized at the settlement’s territory.
