The experts of SV Development company have carried out analysis of the best and the most effective method of land lot use located in 35 km distance from Kyiv’s boundary in Zhytomir direction. Within the scope of this work, the suburban real estate market has been analyzed (demand, supply, trends), weak and strong sides of a lot has been determined, and financial models for three different variants of project realization were designed.
Supply diversification strategy that is adequate to realities of Kyiv’s market of cottage towns was considered as the most effective variant of lot use: objects realization with construction contract of cottages for business and economy classes as well as duplexes series.
Based on work’s results, the Customer was given information on the lot’s realization strategy, all parameters for the site development (infrastructure area, quantitative, qualitative and price characteristics), financial indices and models’ economic efficiency, which were made in accordance with basic hypothesis.
