The experts of the company SV Development have carried out analysis of the best and the most effective use of land lot located in 8 km distance from Kiev’s boundary along Obuhovskaya highway. Within the scope of this work, the suburban real estate market has been analyzed (trends, demand, supply), weak and strong sides of the lot has been determined, and financial models for three different variant of projects realization were designed. Strategy of construction of elite class cottage town was considering in capacity of the most effective variant of land lot use corresponding to realities of the cottage towns market of Kiev and taking into account location and area also.
