The county-wide volume of real estate sales in October was up 5.3 percent from October 2007, according to Barnstable County Register of Deeds Jack Meade.
The total value of sales was down 9.3 percent and the median individual property sale value was down 9.6 percent from the previous year. There was a 23 percent decrease in the volume of mortgage activity from October 2007 levels.
Year to date, sales volume is down 5.4 percent, total sales value is down 17.4 percent, median individual sales value is down 10.6 percent and mortgage volume is down 18.5 percent.
There were 53 foreclosure deeds recorded at the Registry, up fro, 39 in Oct. 2007. Year to date, the Registry has processed 523 foreclosure deeds, an 89 percent increase for 2007 figures.
There were 555 deeds recorded at the Registry county-wide in October, Meade reported, representing a stated value of $265,914,731 in real estate sales. The median sale price of property in Barnstable County in October was $312,000.
There were 1,062 mortgages recorded with values above $50,000 in October with a total value of $355,721,350. The median mortgage amount, commercial, residential or other, was $227,241.
By way of comparison, there were 527 deeds recorded at the Registry county-wide in October 2007 representing a stated value of $293,233,435 in real estate sales.
The median sale price of property a year ago was $345,000.
There were 1,379 mortgages recorded in the county a year ago with a total value of $471,928,619. The median mortgage amount, commercial, residential or other for October 2007 was $231,611.
All values are based on transactions in excess of $50,000.
