General information:
Cottage town is located at 5 kilometers distance from Kyiv (Obuhov Area).
The general plan of “Zeleny Gay” settlement envisages construction of 15 cottages of area from 300 to 400 sq.m and 6 town-houses of area from 220 to 250 sq.m at fenced-protected territory of 3,5 hectares. Land lots of 1000-1500 sq.m are located in such a manner to provide a maximum convenient access to housing developments.
Cottages are offered shell and core.
Construction material for cottages:

- Walls: wooden frame, brick, gypsum board insid
- Roof: metal tile;
- Windows: double-glazing unit PHC;
- Façade finish: decoration plaster, etc.
Communications:
Central communication system provides continuous vital activity of “Zeleny Gay” settlement. Autonomous heating and hot water supply system is installed in each cottage.

Zoning and improvement:
Single architectural and art concept of the settlement has been carefully thought over with consideration of surrounding landscape peculiarities and potential users’ wishes. Each house is constructed by an individual project. The houses in the settlement will be built in the Western European style.
Landscaping works, paving, lighting, planting, creation of zones of parks, public beaches, the introduction of environmental services will be carried out at the territory as well as several ponds will be improved.
Social infrastructure:
Internal infrastructure of the settlement assumes a presence of security and parking only. Three lakes, restaurants «Razgulyaevo», «Chumatskiy Shlyakh», «Three Musketeers», ànd horse-entertainment complex Royal Horse Club are located near the cottage town. The closest shop is within 5–6 km distance. No any service development is envisaged in the settlement.
Security:
Territory is fenced by perimeter, and guarded by security service round-the-clock. A check point regime will be arranged at the settlement's territories.
Management:
Own maintenance and management company will be established for the life support of the settlement, which carry out further servicing of buildings, engineering systems and roads, territory cleaning as well as other services provision.
