General information:
Cottage town is located at 20 kilometers distance from Kyiv (Brovary Area).
The general plan of “Magnate” settlement envisages construction of 661 cottages of area from 150 to 350 sq.m at fenced-protected territory of 80 hectares. Land lots of 400-1700 sq.m are located in such a manner to provide a maximum convenient access to housing developments.
Cottages are offered shell and core.

Central communication system provides continuous vital activity of “Magnate” settlement. Autonomous heating and hot water supply system is installed in each cottage.

Zoning and improvement:
Single architectural and art concept of the settlement has been carefully thought over with consideration of surrounding landscape peculiarities and potential users’ wishes. The houses in “Magnate” settlement will be built in the modern style.
Landscaping works, paving, lighting, planting, improving of green walking zone, sports and children playgrounds will be carried out at the territory as well as several ponds will be improved.
Social infrastructure:
The following developed infrastructure will be provided in the settlement:
Shopping-entertainment centre intended also for inhabitants of adjoining areas (supermarket, restaurant, cinema, beauty salon, medical room, pharmacy, bank's branch, public services) of area 2 000 m2
Sports and health-improving centre (kindergarten, sports and health-improving complex with swimming pool) with area 2 000 m2
Additional grounds (sports and children grounds, recreation areas, maintenance grounds, parking, including indoor)
Medical centre with physician and dentist, kindergarten for 120 children;
Hotel and restaurant complex with beer/fish restaurant, billiards, club and apartments.
Security:
Professional security service provides 24 hours guarding of the fenced territory. By request, the security service specialists may create multi-level security system with introduction of modern surveillance and signaling means. Check-point regime is organized at the settlement’s territory.
Management:
Own maintenance and management company will be established for the life support of “Magnate” settlement, which carry out further servicing of buildings, engineering systems and roads, territory cleaning as well as other services provision.
