General information:
Cottage town is located at 23 kilometers distance from Kyiv (Borodyanka Area).
The general plan of “Yalinka” settlement envisages construction of 196 cottages of area from 40 to 550 sq.m at fenced-protected territory of 25 hectares. Land lots of 1200 sq.m are located in such a manner to provide a maximum convenient access to housing developments.
Cottages are offered shell and core.
Construction material for cottages:
Base: solid or columnar structure;
Walls: wooden framework jacketed with oriented strand boards with windproof membrane;
Roofing: corrugated onduline;
Windows: 3-cameras double glass panes;
Façade finish: : paint, cement-sand tile, facade plaster, brick, insulated panels.
Communications:
Central communication system provides continuous vital activity of “Yalinka” settlement. Autonomous heating and hot water supply system is installed in each cottage.

Zoning and improvement:
Single architectural and art concept of the settlement has been carefully thought over with consideration of surrounding landscape peculiarities and potential users’ wishes. The houses in “Yalinka” settlement will be built in the Western Europen style.
Landscaping works, paving, lighting, planting, improving of green walking zone, sports and children playgrounds will be carried out at the territory as well as several ponds will be improved.
Social infrastructure:

organization of creative groups for boys and girls; club leisure organization for men and women (shaping, billiards, tennis, etc.);

transportation of the settlement's dwellers by fixed-run taxi to AKADEMGORODOK subway and back every 15-30 minutes;

transportation of participants of dancing, sports and other groups to their training facilities within area of AKADEMGORODOK subway.
Security:
Territory is fenced by perimeter and guarded by professional security service round-the-clock with application of up-to-date technologies of monitoring and warning. Optionally, the specialists of security service may install fire alarm system, security system, emergency button system, and also there the possibility exist to conclude a service agreement for militia fast response.
Management:
Administrative and maintenance building will be constructed in the settlement "Yalynka" for its life activity provision; maintenance personnel including administration, yard cleaners, motor mechanic, electrician, plumber, which are responsible for constructions maintenance, engineering systems, roads, and also for territories cleaning and everyday issues solution will work in this building.
