General information:
General plan of "Lesnaya Kupava" town provides construction of 50 cottages and 145 town houses of area from 170 to 300 sq.m. at the closed protected territory of 23 hectares. Land lots of 300-2400 sq.m. are located in such a manner to provide maximal isolation and convenient access to the cottages and town houses.
Town’s development is conducted in three stages. The first stage envisages erection of 50 cottages for permanent inhabiting, the second – 145 town houses, and the third – building of social and cultural objects.
Houses in this town are commissioned with complete “initial” finishing and engineering connections in all premises. Buildings’ construction is planned in unified design, the house type will depend on possibilities and imagination of the buyer: standard housing type will be offered as a base but the buyer could select finishing and internal planning.
The basic idea of the complex is to create housing that corresponds by quality and comfortablility to modern, expensive country housing, but cheaper than housing in the city.
Two types of housing is planned to construct in “Lesnaya Kupava” town in total:
Blocked cottage houses representing 2-floor house, which consists of several section – cottages of area from 170 to 250 sq.m. Each section has own isolated land parcel, separate engineering communications, separate entrance with porch, verandah, and adjoining land lot of 300 – 400 sq.m.
Second type of housing: separate cottages of area from 200 to 300 sq.m. with various land lots located at the border of large forest.
Construction materials for cottages
Base: prefabricated reinforced concrete;
Walls: foam blocks, brick;
Roof: metal tile;
Windows: double-glazed windows;
Façade finish: decorative brick, natural facing stone imitating tile.
Communications:
Houses will have full engineering and technical equipment under the highest modern standards: central water supply sewerage system, gas, phone, dedicated Internet channel, and autonomous gas heating. All apartments are equipped with automatic temperature regulation system in premises, and security alarm system.

Zoning and improvement:
Design solution allows following the precise zoning of the territory, using allocated plots more economically, to organize the shortest pedestrians’ paths and transport interchange between quarters and town. Position of town houses’ blocks is designed pursuant to the valid construction regulations.
Forestry located in close proximity to the town will be improved. Pavilions, pedestrians’ paths and running tracks, bicycle and ski tracks will be organized at its territory. Territory lightening will combine classical illumination (lightening columns alongside of the roads) with landscape highlighting by lights at the ground level.
Sidewalks system, which provides accesses to each part of the territory attached to the appropriate cottages and town houses, is envisaged upon territory improvement.
All the territory free from construction and road covers is subject to gardening. The houses’ owners adopt a decision in respect to gardening and plots fencing attached to the houses.
Special places are allocated for garbage bins installation. Continuous vertical planning of the territory provides discharge of surface flows from buildings to storm-water inlets located along roadways.
Social infrastructure:
The internal infrastructure of “Lesnaya Kupava” town includes shopping complex with supermarket, cafe, bars, sports complex with swimming pool and sauna, opened sport yard, first-aid post, drugstore, guest parking, building for security guard and operating service with all auxiliary premises.
Children's club with playing equipment where children will be under continuous teachers’ supervision is organized in the territory of town.
Security:
Three-level security system and video monitoring, regular patrolling of territory by group of fast reaction will ensure safety of the town’s inhabitants. Town’s perimeter will be protected by active wire-wave means and video cameras, and control point with armed security forces will be organized at the entry. Round-the-clock firefighting system will send signal in case of emergency both inside of the house and to the control board of security service.
Management:
Own maintenance and management company will be established for living ability support of "Lesnaya Kupava" town, which carry out further maintenance services of buildings, engineering systems and roads after houses sale, territory cleaning as well as render other services. Specialists of emergency control service will carry out round-the-clock duty
