General information:
General plan of "Zhavoronok" town provides construction of 122 cottages of area from 210 to 360 sq.m. at the closed protected territory of 22 hectares. Land lots of 1000-2500 sq.m. are located in such a manner to provide maximal isolation and convenient access to the cottages.
Town development is conducted in three stages. The first stage envisages erection of 40 cottages for permanent inhabiting, the second - 82 cottages more, and the third – building of social and cultural objects.
Houses in this town are commissioned with complete “initial” finishing and engineering connections in all premises. The future owners may select between 6-8 different projects of cottages, which help to differ one house from another and to subordinate variety of houses to single design. There are several types of houses available; each of it has multi-variants execution. It is possible to modify a project based on customer’s requirements and to carry out construction based on individual project.

Zoning and improvement:
Own developed infrastructure of "Zhavoronok" town includes places for winter and summer rest of adults and children. The beach will be arranged on pond’s bank located near the town.
Pavilions and street benches will be placed in improved park as well as paving footpaths for pedestrians and bicycle tracks.
Lightening system with underground cables wiring and decorative illumination columns, roadside drain system for storm water, asphalted access roads, and sidewalks and paths paved with tiles are envisaged in “Zhavoronok” town.
Social infrastructure:
Common area is envisaged at the town’s territory including bar, supermarket, small sports-club, and shop-café.
It is envisaged to build children's club with game center where children's playgrounds, sport fields for volleyball and badminton will be placed.
Besides, first-aid post and drugstore, consumer services establishments, car service and administrative building will be at the territory of the town.
Guest parking will be arranged in close proximity to administrative building.
Security:
“Zhavoronok” town is fenced on perimeter and secured with control security points. Outside lightening as well as lots and cottages’ facades will be illuminated during dark time. Single communication system of urban type and round-the-clock security (the reliable security alarm system in combination with patrol service organization) will provide comfortable conditions for living and safety.
Management:
Own maintenance and management company will be established for living ability support of the town, and to carry out further maintenance services of buildings, engineering systems and roads after houses sale, territory cleaning as well as render other services. Specialists of emergency control service will carry out round-the-clock duty
