General information:
The general plan of “Kievskie Daly” settlement envisages construction of 116 cottages and 22 town-houses of area from 130 to 250 sq.m at fenced-protected territory of 28 hectares. Land lots of 400 – 3200 sq.m are located in such a manner to provide a maximum convenient access to cottages and town-houses.
The settlement development is planned to be carried out in 3 stages. The first stage anticipates erection of 60 cottages for permanent residence, the second – building of 56 cottages and 22 town-houses, and the third - construction of infrastructure objects.
The houses in the settlement are commissioned with complete preliminary finish, and engineering connections in all the premises. The future owners are offered 7 different projects of cottages with possibility to create individual designing solutions (within a house).
Construction material for cottages:
Base: strip footing, and pile partially;
Walls: foamed concrete, sandwich partially;
Roof: soft ruberoid tile;
Windows: double-glazing unit;
Façade finish: siding.
Communications:
Central communication system provides continuous vital activity of “Kievskie Daly” settlement. Autonomous heating and hot water supply system is installed in each cottage.
Engineering communications:
Electricity – up to 20 kWt per site
Water pipeline – central within settlement
Sewerage system – local waste disposal plants
Gas supply – main
Heating system – gas boiler
Zoning and improvement:
Single architectural and art concept of the settlement has been carefully thought over with consideration of surrounding landscape peculiarities and potential users’ wishes. The houses in “Kievskie Daly” settlement will be built in American-Canadian style.
Landscaping works, paving, lighting, planting, improving of green walking zone, sports and children playgrounds will be carried out at the territory, and improvement of adjoining pond.
Social infrastructure:
Administrative and recreation center includes the most required elements of settlement’s internal infrastructure as mini-market, small sports complex, administrative and control building, first-aid post, guest parking, and guarding point.
Security:
Professional security service provides 24 hours guarding of the fenced territory. By request, the security service specialists may create multi-level security system with introduction of modern surveillance and signaling means. Check-point regime is organized at the settlement’s territory.
Management:
Own maintenance and management company will be established for the life support of “Kievskie Daly” settlement, which carry out further servicing of buildings, engineering systems and roads after houses sale, territory cleaning as well as render other services.
