General information:
The general plan of “Zolotaya Niva” settlement envisages construction of 107 cottages and 60 town-houses of area from 150 to 240 sq.m at fenced-protected territory of 24 hectares. Land lots of 300 – 1500 sq.m are located in such a manner to provide a maximum convenient access to housing developments.
The settlement development is planned to be carried out in 3 stages. The first stage anticipates erection of 60 cottages and 11 town-houses for permanent residence, the second – building of 47 cottages and 49 town-houses, and the third - construction of infrastructure objects
Land lots are offered with obligatory construction contact; a majority of the houses in the settlement are commissioned under fine finish (and part – without finish). The future owners are offered 2 - 4 different projects of cottages depending on area and location with possibility to create individual designing solutions (within a house).
Construction material for cottages:
Base: strip cast-in-situ, and pile partially;
Walls: brick, gas concrete blocks partially;
Roof: metal tile;
Windows: double-glazing unit PVC;
Façade finish: plaster, facing brick partially.
Communications:
Central communication system provides continuous vital activity of “Zolotaya Niva” settlement. Autonomous heating and hot water supply system is installed in each cottage.
Engineering communications:
Electricity – up to 15 kWt per site
Water pipeline – central within settlement
Sewerage system – local waste disposal plants

Heating system – gas boiler
Zoning and improvement:
Single architectural and art concept of the settlement has been carefully thought over with consideration of surrounding landscape peculiarities and potential users’ wishes. The houses in “Zolotaya Niva” settlement will be built in classical-european style.
Landscaping works, paving, lighting, planting, improving of green walking zone, sports and children playgrounds will be carried out at the territory, and pond will be improved.
Social infrastructure:
A necessary infrastructure “without glut” will be anticipated in the settlement including mini-market, small sports complex, administrative and control building, maintenance and security services, first-aid post, guest parking.
Security:
Professional security service provides 24 hours guarding of the fenced territory. By request, the security service specialists may create multi-level security system with introduction of modern surveillance and signaling means. Check-point regime is organized at the settlement’s territory.
Management:
Own maintenance and management company will be established for the life support of settlement, which carry out further servicing of buildings, engineering systems and roads, territory cleaning as well as other services rendering.
